    Proposal Description
    The study area is on the Remainder of Portion 2139 of Cotton Lands, which is approximately 24 km from Durban in KwaZulu-Natal Province. Access is off the R102 Road connecting Tongaat and Verulam and into Vincent Dickinson Road. The area is bounded to the west by Vincent Dickenson Road, to the north by Flanders Quarry and to the east by Old Main Road. The general area around the site is characterized by a variable topography ranging from moderately to steeply sloping.

    The intended project will involve the provision of medium density 3 storey walk-up/flats and municipal services for approximately 384 residential units. This will include the development of associated services infrastructure including roads, sanitation, and stormwater. The development site is located within a significantly disturbed and transformed landscape characterized by a variable topography ranging from moderately to steeply sloping.

    The project objective is to provide a long-term solution to housing challenges experienced in the area, and to accommodate the excess families living on the adjacent parcel of land. Alternate high density housing types will be used for the development to attain higher yields and provide further housing to those that currently do not have houses.
