Proposal Description
The current property owners, Mr & Mrs Samuels originally appointed Architronic Architects on
the 10th of June 2022 for the proposed alterations and additions to their property at 21 Windsor
Avenue. The Architects appointment was for the design, obtaining approvals from the Local
Authority and Site Inspections. The proposed alterations were for a new 2 bed dwelling unit with
4 bathrooms including a double garage. The was designed as a separate building to the original
house however this new addition necessitated for the demolition of the existing garage.
With specific reference to the original house a new double garage was proposed which required
the demolition of the existing pool room.
Architronic Architects as the appointed Architect proceeded to complete the design for the
above alterations and additions. Plans were thereafter submitted to eThekwini Municipality and
approval granted on the 24th of March 2023. Upon approval by the Local Authority the owners
proceeded with construction on the basis that the approved building plan allowed for work to
commence on site.
Following work commencing on site Architronic as the appointed Architect withdrew from this
project.
Archibam was thereafter approached by the consultant Engineer DG Naidoo & Associates on
the 22nd of September 2023 to assist with the Architectural services and specifically limited to
the preparation of a deviation plan application for client revisions required to the previously
approved plan.
Archibam conducted a due diligence investigation into this project by inspecting the work on
site and reviewing the previously approved building plans. Upon inspection of the existing house
which had older building construction materials e.g. Marseilles clay roof tiles, Archibam
contacted Architronic on the 18th of October 2023 for clarity if an AMAFA permit was obtained
prior to the submission and approval of the plan application. We received confirmation on the
same date that this was not done as it was not a requirement for the original plan application
done on the 29th of July 2022. (Refer to Annexure H)
