Proposal Description
My clients have purchased the above property as a dwelling for their family and maximized the rear of their site with a residential development to stimulate income. The site is situated in Berea, which has historically been known as a dwelling node with varying densities of residential typologies, ranging from townhouses, freestanding homes and blocks of flats. The property has two road frontages and is long and narrow in shape. This is ideal for the family to access their home privately and separately from tenants who use the other entrance. The site entrances are off Eleventh Avenue and Twelfth Avenue and the side of the property is adjacent to a neighbouring dwelling.
As per previous approved plan no. 292 10 18, the existing home and residential development is existing and falls within the appropriate land use zoning. There has been a need necessitated for new maids quarters, storage rooms and awnings to protect rooms from excessive heat. Unfortunately, the clients have built certain adjustments without prior planning and approvals. We as the Architectural team are therefore capturing the works on plan and resolving illegal works for the client. The clients have paid the R10 000.00 fine to clear their standing with AMAFA and plans have subsequently been submitted to council for planning approvals.
